What Is Appraised Value?

Many buyers and sellers have asked me to explain “appraised value” of a home. To keep it simple: it’s an objective opinion of value that is performed by a qualified appraiser, but it’s not an exact science so know that appraisals may differ.

For buying and selling purposes, appraisals are usually based on market value—or the amount a property could probably bring if sold in the current real estate market. Note the reference to current…don’t assume an appraisal generated a year ago, or even 6 months ago to be a true representation. An appraised value is not a constant number. Changes in market conditions can have a significant effect (positive or negative) on appraised value. Also, appraised value doesn’t consider special considerations…for example, the need to sell quickly.

During the home buying process the appraisal is performed by a professional appraiser during the mortgage origination process. The appraiser is usually chosen by the lender, but the appraisal is paid for by the borrower. Other types of appraised value may include insurance value, replacement value, and assessed value for property tax purposes.

Summer Solstice - June 21, 2011

Awed by the great power of the sun, civilizations have for centuries celebrated the first day of summer otherwise known as the Summer Solstice. Sol + stice derives from a combination of Latin words meaning "sun" + "to stand still." As the days lengthen, the sun rises higher and higher until it seems to stand still in the sky.

As a major celestial event, the Summer Solstice results in the longest day and the shortest night of the year. The Northern Hemisphere celebrates in June, but the people on the Southern half of the earth have their longest summer day in December.

Throughout time, the Summer Solstice has been celebrated by different civilizations. The Celts and Slavs celebrated the first day of summer by lighting bonfires to increase the sun’s energy. The Chinese mark the day by honoring Li, the Chinese Goddess of Light. The most enduring celebration of Summer Solstice ties in with the Druids, who celebrated the day as the “wedding of Heaven and Earth.” To this day, many still believe that June weddings are lucky. Perhaps, the largest modern day celebration for Summer Solstice occurs every summer in England. Thousands gather every year to welcome the sun on Summer Solstice at Stonehenge.

In the Northern Hemisphere, summer solstice begins on Jun 21 2011 at 1:16 P.M. EDT when the Earth’s axial tilt is most inclined towards the sun.
